Planning, zoning & intended use
We organize the intended accommodation model, area rules, use restrictions, access conditions, and the authority questions that should be raised early.
PRE-PURCHASE PRELIMINARY SCREENING
Share a candidate property before you sign. We review the available building, zoning, fire-safety and licensing information, then identify what needs closer investigation.
SCREEN BEFORE YOU COMMIT
A building can look right, sit in the right neighborhood, and still carry unanswered questions around intended use, approvals, records, fire safety, access, local rules, or the scope of work required.
Our preliminary screening brings those questions forward. It is an early decision tool—not a substitute for formal due diligence, professional design, authority consultation, or a license application.
Read the scope and limitsWHAT WE SCREEN
The exact checks depend on the property and the documents available. Missing evidence is itself a finding.
We organize the intended accommodation model, area rules, use restrictions, access conditions, and the authority questions that should be raised early.
We review the available approvals, inspection records, drawings, current use, scale, age, and apparent document gaps that may require specialist investigation.
We identify early fire-safety and conversion questions, then flag where a fire specialist, architect, site survey, or authority consultation is needed.
We map the likely accommodation framework, application path, local rules, inspections, and unresolved confirmations. We do not present this preliminary route as approval.
WHAT COMES BACK
The form of the response depends on the agreed scope and the material provided.
The property, intended concept, and assumptions being tested.
Issues that could block, reshape, delay, or materially increase the project scope.
Documents, surveys, specialist opinions, or authority discussions still required.
A practical sequence for deeper due diligence, consultation, negotiation, or withdrawal.
HOW IT WORKS
Share the brochure or URL, address, asking price, available drawings and approvals, target concept, budget, and timing.
We confirm what you need to decide, what material exists, and the scope, fee, and timing of the preliminary work.
We review the available facts and identify the key issues, missing evidence, and specialist or authority confirmations.
Proceed to deeper due diligence, negotiate conditions, obtain missing evidence, compare another candidate, or stop before commitment.
SCOPE & BOUNDARIES
Final outcomes depend on detailed facts, completed designs, professional judgments, consultations, inspections, and the competent authorities.
Legal, structural, architectural, fire-safety, tax, financial, and technical reviews may require separately retained specialists and additional investigation.
If the project proceeds, opening project management is a separate engagement from screening and brokerage, with its own scope, fee, and responsibilities.
Hotel operation, staffing, cleaning, reservations, and guest service require a separate operator or operating arrangement.
BEFORE YOU SEND A PROPERTY
Ideally before signing a purchase contract or making an unconditional commitment, while there is still time to request documents, add conditions, compare candidates, or walk away.
Send the property URL or brochure, address, asking price, known building documents, intended accommodation concept, target opening timing, and the decision deadline.
No. The screening identifies the likely application path, risks, and required confirmations. Licensed specialists provide professional opinions, and the relevant authorities decide whether approvals are granted.
Yes. Depending on the project, we can handle the acquisition as broker, coordinate licensing and opening specialists, and provide opening PM under a separate engagement. Daily hotel operation is not included.
